im sitting here in my apartment (somewhere hot and annoying in the united states—ac is fighting for its life today), jan 25 2026, 5-something pm my time? wait no thats IST whatever—point is i just got a $188.22 deposit notification from Realty Income while i was doom-scrolling reddit and eating cold lo mein straight from the carton. didnt answer an email. didnt text the property manager. didnt even shower today. money just… showed up.
feels fake as hell. also feels pretty good.

back in like early 2023 i thought i was gonna be the next big landlord bro. bought a cheap triplex in a “up-and-coming” area. spoiler: the only thing coming up was repair bills and my blood pressure.
one winter the heat went out in two units at once. tenants blowing up my phone at 6am while im trying to pretend im a functioning adult with a day job. i drove over in pajama pants and crocs holding a space heater like it was Excalibur. standing in 34° living room arguing with a guy in a bathrobe about why “just turn the breaker back on” isnt a legal fix.
sold that nightmare in late 2024 at basically breakeven after i paid everyone off. cried in my car in the closing parking lot. not proud.
then i discovered there are ways to do real estate where strangers handle the 2 a.m. toilet explosions.
what im actually doing right now (nothing fancy) Passive Real Estate Investing

- one apartment syndication i probably shouldnt have done $50k into a 72-unit thing in ohio or indiana? i forget. sponsor seemed legit. cash flow is okay (~$380/mo after fees) but the k-1 arrived last month and my accountant literally said “jesus christ” out loud. depreciation is wild.
the parts everyone conveniently forgets to mention Passive Real Estate Investing
your first dividend feels like free money. your second one feels normal. by the fourth one youre checking your account at 3:12pm like a junkie waiting for the mailman.
taxes are confusing as fuck. i got a surprise $1,200 bill in april even though i didnt “make” that much cash. something about phantom income. still dont fully get it. my cpa just pats me on the head and says “its fine.”
sometimes the money doesnt come. one fundrise quarter was like $42 instead of the usual $300+. market was weird. i panicked. then it bounced back. still panicked tho.
i still occasionally have landlord nightmares about the triplex even though its someone elses problem now. brain is dumb.
quick messy advice from someone who learned the hard way
- start with $500–$2k in reits or fundrise. dont yolo your rent money
- actually read the emails they send about the funds (i didnt and almost got burned once)
- dont listen to that one cousin who says “multifamily syndications are the only way bro” unless he shows you his tax returns
- set up auto-invest and then try really hard to forget about it
- when the monthly O dividend hits… let yourself do a tiny fist pump. life is short
so yeah. passive real estate investing isnt glamorous. it isnt quick. sometimes it barely beats inflation after taxes and inflation laughs at us anyway.
but when youre eating cold chinese food at your desk and $188 lands without warning?
kinda magical.
